If you’re buying a house in Hampden or Hampshire county of western Massachusetts, I can offer you a thorough inspection and detailed report using the latest technology with personable service at price that is more than competitive. I am also certified for wood destroying insect inspections, as well as Radon gas measurement.


Price

Pricing depends on the size of the house and distance, and I will give you a fast quote over the phone. Small houses and condos start under $400, and adding a wood destroying insect inspection is almost always under $100. I also use the latest equipment in active monitors, for a 48 hour Radon gas measurement, which starts at $100.


Reporting

All Massachusetts home inspectors conform to Commonwealth of Massachusetts Regulations 266, but there is no standard format for report writing. Even in 2024, Some inspectors still use check boxes, carbon copy sheets, and short hand-written narratives. My reports will stand out from the rest. I type an average of 50 pages per house, outlining not only my concerns, but I also include pictures & diagrams, suggestions for improvement, and maintenance tips for the future. A PDF of the report will be emailed to you the same day as the inspection.


Home Inspectors are limited to a visual assessment of a house. The technology and tools I invest in push the limits of what can be achieved with a home inspection.

Technology


  • Multiple thermal imaging cameras help me spot leakage or lack of insulation in ceilings and behind walls.

  • Digital cameras with extreme zoom capabilities, (3000mm equivalent!)

  • Double-entry active Radon monitors that take hourly readings and graph the results. These are considered the most accurate and fastest Radon measurement.

  • Handheld, non-destructive moisture meters to determine if a stain is an active leak or a past problem.

  • Research using past satellite and street view imagery to help determine the age of the roof.

  • Smartphone-based cloud inspection software so I can spend more time talking to my clients, not taking notes.



Service

I work for you and only you. I will take the time during the inspection to show you my concerns about the house, explain maintenance, point out the utility safety shut-offs, and answer any questions to the best of my ability. My goal is never to influence your decision to purchase, but to find as many problems as I am able and explain my concerns, so you can make your own informed decisions, and plan for the future. I keep copies of every report I write and every picture I take during an inspection for over a decade, and will be available for consultation long after the inspection.
